January 2026 -101 S. Main Street is taking shape in the heart of downtown Fountain Inn — and we’re proud to help keep the construction momentum moving. Our team is leading a full structural build-out and working diligently to push this development toward a Q1 2026 delivery, prioritizing quality and efficiency every step of the way.

This new Class A retail development is officially leasing, with ±1,724 to ±5,716 SF available. October 2025 - Exciting things are happening! The foundation for the project was poured during the first week of October — a major milestone toward completion.  SCDOT approval for waterline installation has been approved, which will require some temporary road closures in the coming weeks. The construction team is committed to minimizing the impact on local businesses and traffic flow, and sidewalks will remain open whenever possible to ensure safe pedestrian access.  Thank you for your patience and support as this project continues to move forward!

New Life for a Long-Vacant Lot: Downtown Fountain Inn Welcomes a Bright Future

For years, the corner of South Main and Trade Street in Fountain Inn sat quiet — a once-bustling gas station turned vacant lot, its pumps long removed and its potential waiting to be realized. As the rest of downtown blossomed with new energy and investment, this prominent site remained a visible gap in the city’s progress.
That’s about to change.
Innovative Hospitality and Development (IHD), led by local developer Bryan Beal, has stepped in to breathe new life into this long-dormant property. Purchased in October 2024, the site at 101 S. Main Street is now the focus of a transformative redevelopment project that promises to complete the revitalization of Fountain Inn’s historic downtown core.
Beal's vision for Fountain Inn has always encompassed revitalizing key areas that have long been overlooked. Recognizing the corner as a crucial missing piece, he approached the original property owner three years ago, driven by the desire to contribute something meaningful to the community.
The new commercial building, currently in the planning phase, will feature up to 8,779 square feet of brand-new construction and is designed to accommodate approximately three tenants — all expected to be local businesses. While the specific tenants have not yet been announced, the project is already generating excitement for the added vibrancy it will bring to downtown Fountain Inn. These new businesses are anticipated to enhance the experience for visitors and contribute meaningfully to the quality of life for residents. With construction slated to begin later this summer, IHD hopes to see the new spaces open to the public in early 2026.
This isn’t Beal’s first investment in Fountain Inn. He is also the visionary behind The Mill, a celebrated redevelopment project recognized across South Carolina for its thoughtful preservation of local history. His continued commitment to Fountain Inn reflects a deep belief in the city’s potential and a passion for projects that blend economic growth with community character.
Located at a high-visibility intersection with city parking directly behind it, the new development is designed to integrate seamlessly with the surrounding downtown district. The project offers flexible leasing options, with spaces starting at 1,640 square feet, making it ideal for a variety of storefront retail or office uses.
But beyond square footage and storefronts, this project represents something bigger: momentum. It’s a signal to residents and visitors alike that Fountain Inn is not just growing — it’s thriving.
